A property website turns the media from a shoot into a single-listing page you can hand straight to the agent — no separate design work, no re-uploading anything. This section covers how a site gets created and published, the links you share it with, and the lead source it quietly builds for you.
One site, built from the order
Each order can have one property website, and you create it yourself with a single click from the order — Spatiko doesn’t spin one up automatically. It starts out unpublished, so you can fill in listing details and check a private preview link before anyone else can see it. See creating a property website for that flow.
The site’s media — photos, floor plans, video, and tours — is pulled live from the order, so you never upload it twice. What you do control is the listing details, the arrangement of sections, and which template it uses. How it goes live
The simplest path is to deliver the order: delivery publishes the property website automatically, alongside the client’s gallery. You can opt out of that at delivery time, or skip waiting entirely and use the publish/unpublish toggle in the editor whenever you’re ready.
Two links, and your own domain
Every site comes with a branded link — your studio’s name, contact details, and a “Schedule a Showing” form — and an unbranded link with all of that stripped out for places like the MLS that don’t allow third-party branding. See branded and unbranded links for which to use where.
By default both live on a Spatiko web address. Connect a custom domain on a paid plan that includes it, and every property website — plus your delivery galleries, client portal, and booking pages — moves to your own URL instead. It’s one domain for the whole business, not one per listing.
A lead machine for your agents
The branded link’s “Schedule a Showing” form turns the site into a lead source for the agent: each inquiry is emailed straight to the listing agent, with any co-agents shown on the page CC’d, and the visitor gets a confirmation. Every message is also saved to the site’s Inquiries tab in your editor, so you can see the buyer interest your work is generating — a concrete result to point at when an agent wonders what the website did for them.
