Floor Plan Apps for Real Estate Photographers (2026)
Floor plan apps for real estate photographers compared: CubiCasa, iGUIDE, Matterport and Zillow 3D Home on hardware, scan time, price and branding.
There’s no single best floor plan app for real estate photographers; the right one depends on what you already carry and sell. CubiCasa turns your phone into the scanner and charges a flat fee per plan, which suits floor plans as a cheap, quick add-on. iGUIDE uses a dedicated lidar camera, bills by square footage and always includes a 3D tour, which suits photographers who sell measured square footage or tours. Matterport’s floor plans make sense if you already shoot Matterport tours, and Zillow 3D Home costs nothing if you own a compatible 360 camera.
A seller at 218 Glenwood Avenue, a 3,240 sq ft two-story, has asked the listing agent for “one of those floor plans with the room sizes,” and the agent has passed the question to you. Saying yes is easy once you’ve decided what you scan with, what it costs and what you charge. Every vendor figure below comes from the vendor’s own pages as of October 2026, in US list prices, so check your own country’s price list before you quote.
Floor plan apps compared (October 2026)
The biggest differences are what you carry on site (a phone, a dedicated camera or a 360 camera) and how you pay (per plan, per square foot, by subscription, or not at all).

“Check with vendor” means we couldn’t confirm it on the vendor’s own pages in October 2026. Other sources: CubiCasa’s product page, iGUIDE’s US pricing, delivery estimates and real estate overview, and Matterport’s price list, ordering guide and floor plan FAQ.
CubiCasa vs iGUIDE: phone scan or dedicated camera?
Pick CubiCasa if you want floor plans as a low-cost extra on a photo shoot. Pick iGUIDE if you want to sell measurement and a 3D tour as products in their own right.
CubiCasa needs no new hardware, and you pay per plan. In the US a Plus plan costs the same $15 for any home up to 5,000 sq ft of drawn area, and a black-and-white Lite plan costs nothing. The trade-off is precision: on the vendors’ own figures, the phone scan is the looser of the two. That’s fine for showing a layout, but for a square footage figure an appraiser or buyer’s agent will check, add the GLA report.
iGUIDE costs more up front because you buy the camera, and each project scales with billable square footage. In return you get lidar measurement to ANSI Z765-2021 in the US, or RMS in Canada, and a 3D tour every time, because iGUIDE doesn’t sell the floor plan without the tour. If you already sell tours, think of iGUIDE as a tour system that also produces floor plans.
Both deliver standard plans within about a day, so turnaround rarely decides it.
How long does a scan take on site?
Plan on roughly 5 to 15 minutes of scanning for a typical home, depending on the tool, and more for a large house, several floors or a lot of closets. The vendors’ own figures:
- CubiCasa: about 4 to 6 minutes for a 2,000 sq ft home on two floors, or 5 to 10 minutes as its photographer page puts it.
- iGUIDE: about 15 minutes for a 3,000 sq ft property, a figure from its insurance-claims page. On the PLANIX R1, each scan position takes about 8 seconds, so the total depends on how many positions the home needs.
- Matterport: no per-home figure, but each Pro3 sweep takes under 20 seconds.
Treat these as best cases, and build the scan into the service’s duration. A 3,240 sq ft two-story like 218 Glenwood Avenue sits nearer the top of those ranges than the bottom.
Do floor plans pay for themselves?
Usually yes, when the scan adds 10 to 20 minutes to a visit you’re already making. They pay less well when the plan needs its own trip, or when your agents can already get one free.
The table prices one plan for that listing at October 2026 US list prices. The hourly rate, handling time and camera life are illustrative, so swap in your own.
| One plan for 218 Glenwood Ave (3,240 sq ft) | CubiCasa Plus | iGUIDE Standard |
|---|---|---|
| Vendor fee | $15.00 | $74.52 ($34.50 for the first 1,500 sq ft, then 1,740 × $0.023) |
| Your time: scan, checking, delivery | ~20 min | ~25 min |
| At $60 an hour (illustrative) | $20.00 | $25.00 |
| Camera, spread over 250 jobs (illustrative) | none, it’s your phone | ~$10 (on a US$2,499 camera) |
| Cost to you | ~$35 | ~$110 |
At about $35 all in, a CubiCasa plan leaves room for margin at most floor plan prices. An iGUIDE costs about three times as much, but you’re producing a 3D tour plus a measured plan, so price it against what you charge for a tour. Priced as a tour, an iGUIDE can pay; tucked into a package as “the floor plan”, it may not.
There’s demand behind it. In January 2025 the New Mexico MLS announced it would require floor plans on residential, rental and multi-family listings. Zillow reports, from its own June 2026 data, that active listings with its interactive floor plan drew 43% more page views on average than similar nearby listings without one. Weigh it as Zillow grading its own product.
The free option is real too. CubiCasa’s MLS partner program gives subscribers of partner MLSs in the US free floor plans for new listings. If your agents can already get a black-and-white plan free, what they’re paying you for is the time saved, the styling, and a plan that arrives with the photos.
How to price a floor plan, and whether to bundle it
Price a floor plan from your own cost up, not from someone else’s rate card. We found no credible published market rate for floor plans alone, so use this method instead:
- Start from cost. Vendor fee, plus your minutes at your real hourly cost. The cost-floor method in our pricing guide works the same way for add-ons.
- Scale it for big homes. iGUIDE bills by the square foot and CubiCasa adds a fee above 5,000 sq ft. Use the same size bands you use for photos so the plan never loses money on large listings.
- Charge separately for measurement. If you promise square footage, the GLA report or a measured iGUIDE is its own line with its own disclaimer.
- Check your local market last. Look at other photographers’ public price sheets in your area, then decide where you sit.
Whether to bundle depends on the fee:
- Bundle it when the cost is small and flat, as with a CubiCasa 2D plan. A plan in the middle and top package tiers lifts their value without asking the agent another question.
- Sell it as an upgrade when the cost scales with the home, as with iGUIDE or a measured plan, or when many of your agents already get free plans through their MLS. You can also do both: a standard plan in packages, and 3D or measured versions as add-ons.
Can you white-label floor plans and tours?
Yes with CubiCasa and iGUIDE, partly with Matterport, and unconfirmed with Zillow 3D Home. None of the four lists a revenue split on its pricing pages: you pay the vendor’s fee, set your own price and keep the difference.
| Tool | Your branding | Setup cost | Ongoing commitment |
|---|---|---|---|
| CubiCasa | Logo, colors and fonts on Plus and Plus 3D; Lite is standard black and white | None beyond a supported phone | Pay per plan |
| iGUIDE | Co-branding with your logo and contact details; every iGUIDE has a branded and an unbranded link | A PLANIX camera (the R1 launched at US$2,499 in 2024; iGUIDE’s store lists CA$3,499 today) | Pay per project, no subscription; hosting included |
| Matterport | Optional logo on the plan; the Matterport watermark can’t be removed | None if you scan with a phone; the Pro3 package is $1,995 | Monthly or yearly subscription; the Pro3 package requires a 24-month plan |
| Zillow 3D Home | Check with vendor | A compatible 360 camera for the floor plan | None; the app is free |
CubiCasa’s Preferred PRO program also advertises 25% discounts for photographers who join.
Unbranded links matter more than your logo for MLS use. Realcomp, a Michigan MLS, requires virtual tours in the MLS to be unbranded and tells members to add &mls=1 to Matterport links. Rules differ by MLS, so check your agents’ MLS before you promise a link format.
Which floor plan apps integrate with MLS systems and photography software?
CubiCasa and iGUIDE are the two built to connect with other software. CubiCasa publishes APIs for software developers, and its plans and tours appear on Realtor.com and Redfin listings. iGUIDE publishes tours to the Flexmls and ITSO MLS systems and to portals such as Zillow, Realtor.com, Realtor.ca and realestate.com.au, and it lists integrations with photography delivery platforms. Matterport’s plans page lists publishing to Homes.com, Apartments.com and LoopNet, with its APIs sold separately on the Professional plan, and a Zillow 3D Home tour syndicates to most major real estate sites once its link is on the MLS.
If you run bookings and delivery in Spatiko, CubiCasa and iGUIDE connect directly. Booking a mapped floor plan service opens the job in your own vendor account (after payment, when the order form collects it upfront), and the finished plans land on the order to deliver with the photos, on the property website and in the client portal. iGUIDE’s branded and unbranded tour links come back too, and the property website shows the unbranded one. The iGUIDE connection is in Beta, both are on paid plans (see pricing), and each vendor bills you directly. Setup is in the CubiCasa guide and the iGUIDE guide.
Matterport and Zillow 3D Home tour links need no connection: paste one on the order and it embeds on the gallery and property website. Spatiko never connects or uploads to any MLS, so the agent still enters the tour link in the MLS, in whatever unbranded format that MLS requires.
Which one should you start with?
Start with the tool that matches what you already sell, not the one with the longest feature list.
- You shoot photos and want a low-risk first step: CubiCasa. There’s no hardware to buy, and a basic Lite plan is free in the US.
- You sell tours, or your agents need measured square footage: iGUIDE, including in Canada, where it measures to RMS.
- You already sell Matterport tours: add its floor plans to scans you already capture.
- You own a supported 360 camera and your agents care about Zillow: try Zillow 3D Home, which costs nothing to test.
The scan itself is the quick part. The slow part is moving plans from the vendor’s dashboard to the right job and out to the agent with everything else, which is the handoff the floor plan integrations in Spatiko handle.
Frequently asked questions
Are app-made floor plans accurate enough to state square footage on a listing?
Only if the plan was measured to a recognized standard and you say which one. Matterport describes its schematic plans as approximate and for illustrative purposes, while iGUIDE measures to ANSI Z765-2021 in the US and CubiCasa sells a separate GLA report aligned with ANSI Z765. If an agent wants a square footage figure in the listing, sell the measured product and put the standard and a disclaimer on the plan. Listing rules on square footage vary by state, province and MLS, so the agent should confirm what theirs requires.
What happens if a floor plan comes back wrong?
Each vendor has its own fix. CubiCasa includes a free QuickEdit tool for adjusting a delivered plan yourself, and Matterport redraws a plan with an error at no charge if you report it within two weeks of delivery. iGUIDE handles fixes as a draft update or correction, which its delivery estimates put within 24 hours. Check every plan before it reaches the agent, because a wrong room label is far cheaper to fix before the listing goes live.
Can one scan produce both the floor plan and the 3D tour?
Usually, yes. Every iGUIDE includes a 3D tour, CubiCasa's Plus package adds its CubiCasa Tour from the same phone scan, and Matterport floor plans are drawn from the tour you already captured. Zillow 3D Home builds its tour and interactive floor plan from the same 360 camera capture. Once you own the gear, a tour-plus-plan bundle adds little extra time on site.
Do these floor plan apps work outside the US?
Yes, with regional differences worth checking first. CubiCasa's prices and packages vary by country: its free Lite plan is US-only, and Canada, the UK and Australia get a Standard package instead. iGUIDE measures to RMS in Canada and ANSI in the US, and its AI-drafted iGUIDE Instant is US-only, while Matterport defaults to the RICS standard with ANSI as an option. Always quote from the price list for your own country.
